Property/Inventory check at end of rental to ensure no damages, etc.
Lease development
Financial Management (Invoicing, collecting rents and security deposits, holding security deposits and making relevant deductions if any damages, deduct commissions and issue profit to homeowner with monthly statement)
WINTER/CARETAKER HOMEWATCH - $30/mo.
Includes: Daily exterior check and weekly interior check
INTERIOR
o Proper Heating/Cooling
o Electrical (lights, switches, malfunctions)
o Plumbing (free/clear running water)
o Toilets (flushed, cleaned)
o Hot Water (verify on/off)
o Appliances (dishwasher, frig, stove)
o Phone/Alarm System (dialtone/communication)
o Musty Odors (moisture, mildew, odors)
o Windows/Doors (secure, proper operating)
o Smoke Alarms (status lights OK, test if needed)

EXTERIOR
o Mail, Newspapers, Flyers (collect)
o Security Lighting (exterior adjust as needed)
o Evidence of Leaks/Damage (house/roof)
o Lawn/Landscaping (healthy/maintained)
o Doors/Entry Way (properly secured)
o Lot Drainage (standing water)
o Garbage (refuse can at home)
o Gutters/Down Spouts (open, well mounted)
o Irrigation (leaks/adjust scheduled if necessary)
